BOLZANO NOVARESE – Detached house with garden

The detached villa is surrounded by a 950 m² garden planted with flowers, bushes, fruit trees and berry bushes. It is located in the village of Bolzano Novarese, on the hills of Lake Orta, just a few minutes from Lido di Gozzano and the motorway exit of Arona.
Surrounded by greenery and in a quiet location, it was renovated in 2012 and is on 3 levels.

The house is divided into 2 separate units with independent entrances, which are already registered separately.

Thanks to the skilful renovation work, it has obtained Class B and C energy certification, which is quite rare in the area.

The ground floor, partly basement, has a surface area of approximately 100 sqm

subdivided into laundry room, workshop room, 2 cellars, utility room, 2 tiled garages for a total of 42 sqm with insulated and remote-controlled shutter doors.

In the garden there is a 13 sqm external room for storing tools

The first floor, measuring approximately 130 square metres, is totally renovated.

It can be accessed either by an external staircase or by an internal staircase connecting the three floors of the house.

The living area consists of an entrance hall, study, living room and kitchen. These rooms, despite having well-defined spaces, blend into each other. Trait d’union is the parquet flooring in bleached oak planks.

The study is a space designed for those who need to work from home, some sockets are even under UPS.

The spacious and bright living room is ideal for relaxing on the sofa reading a good book or watching television.

The 36 sq m kitchen is flooded with light thanks to the two windows overlooking the garden and the French door leading to the terrace.
The latter, designed for evenings to be shared with friends and family, is connected to the garden by a staircase. The exterior is equipped with electricity and gas connection.
In the kitchen, the tiled floor contrasts with the exposed glulam roof.

The master bedroom, already spacious in itself, is amplified by a walk-in wardrobe where you can store your entire wardrobe without having to think about annoying seasonal changes.
A recycled, lacquered and matt oiled parquet floor has been chosen for the sleeping area.

The bathroom (very large) offers both a comfortable shower and a corner whirlpool bath.
In this room, too, it is the details that make the difference. For better energy efficiency, the designer towel warmer has a dual power supply: water and electric. A special feature is the double suspended mirror that further amplifies the brightness of the bathroom as well as the play of light created by the lighting design.

The flat is heated with cast-iron radiators with the exception of the kitchen where underfloor heating has been installed.

The heating is regulated by thermostats to diversify the temperature in the various rooms.

The windows are all triple glazed, some with built-in mosquito nets. In the sleeping area and in the bathroom the aluminium shutters have an anti-intrusion lock and adjustable slats.

The second floor, of about 100 sqm, has been partially renovated. It currently houses a B&B started in 2012

An internal marble staircase connects the three floors, however, it can also be accessed through a separate entrance with an insulated security door.

The living area with marble flooring is divided between the hallway, kitchen and living room, the latter with exit to the balcony.

The sleeping area consists of three double bedrooms, one of which has parquet flooring and two with an exposed wooden roof.

The bathroom, which has been completely renovated, has a large shower measuring 150 x 70 cm and a connection for a washing machine.

Thermostats regulate the heating to diversify the temperature in the various rooms.

The window frames are wooden with double glazing.

What you cannot see:
